Development Finance

In addition to the Bridging Finance, we also specialise in all types of Development Finance. This can be residential or commercial and ranges from one single construction to large residential new build projects. We will secure a funding facility and package that is designed to specifically meet the clients requirements. We deal with a number of development lenders who have continued to fund projects despite the High Street Banks reluctance to lend in this area. Terms will vary depending on a clients circumstances, but an outline of these are as follows:

  • Maximum loan amount £10 million (minimum usually £250,000)
  • Term of up to 2 years
  • Applicants to have proven experience
  • Rates start from 7% per annum
  • For loans to Companies, a personal guarantee will be required from all Principles
  • Maximum gearing based on gross development value (GDV) is usually 55%, depending on the nature of the deal – higher values will be considered.
